Design/Build
In addition to the standard construction process, Maloney and Bell General
Contractors, Inc. of California provides Design/Build Services to meet the
needs of clients whos projects will benefit the most from this
construction approach.
Design-build construction is a detailed management process of an
owner/developer selecting a General Contractor to design and build from
conceptual (minimal) information a facility or space for an intended use
or purpose. This requires the General Contractor/Architect to:
Prepare for the owner a design from the conceptual information,
Get owner design approval
Get owner approved budgets
Get governmental and regulatory agency approvals
Procure subcontracts
Procure equipment
Coordinate utilities
Provide the owner with construction services throughout the
project to owner occupancy and prime contract completion.
This type of construction contracting is very detail-oriented in most, if
not all situations. It demands that the project team initiate and maintain
prudent project controls at all levels of project management within
various means of prime contract development.
Three Types of Design/Build Contracts:
Stipulated Sum
A contract with a stipulated or lump sum amount for the scope of work
described in the contract. Typically no backup for billing is required by
the owner.
Cost Plus Fee
A contract that is reimbursed for the actual cost of labor and material
plus additional fee for overhead and profit. This type of agreement may
also include shared savings or other incentives for early competition.
Guaranteed Maximum Price
A form of cost plus fee where uncertainty exists. The contractor
guarantees a maximum price to the contract, which will not be exceeded
unless there is a change of scope by the owner.
