At Maloney and Bell General Contractors, Inc., of California, we prefer to "over emphasize" our pre-construction services.  By performing cost estimating, value engineering and a constructability review up-front, during the design process as a member of the Owner/Architect/Contractor team, MBI enables a problem-free design for the Owner, which is within the Owner's budget. 
 
Implementing our Pre-Construction Services results in lower Owner risk and delivers projects on time and on budget.
 
To ensure that final design and project costs are consistent with the Owner's objective, Pre-Construction Services involve team interaction (MBI/ Owner / Architect) from conceptual planning, design development and working drawing preparation, through working drawing completion.
 
Maloney and Bell’s Pre-Construction Services include three Primary Elements:

Scheduling
Project Pre-Construction/Master Schedule for the overall Pre-Construction process
Preliminary Critical Path Schedule as a tool to determine/verify project completion date
Procurement Schedule to identify long lead materials
 
Design Evaluation and Review
Existing-conditions review of project site
Proposed structural systems review
Cost and availability evaluation for alternative methods and systems
Constructability review of architectural design on a trade-by-trade basis
 
Estimating
Prepare preliminary cost estimates at initial stages of planning and schematic design.
Definitive budget estimates as construction documents develop
Guaranteed Maximum Cost Estimate preparation when plans & specs sufficiently   
   complete for subcontractor bidding and definitive estimating.
